Cambodia Storage Assessment

Demand for warehouse space rose over the first five months of 2014, according to local property experts. Demand for warehouse space increased in some areas compared with the same period last year. The areas that are most in demand are Chamkar Doung, Chorm Chao, Veng Sreng and along national roads 3 and 4. The average size of requested warehouse space ranges from 3,000 to 6,000 square meters, the average price per square meter was US$1.80 per month, with leases averaging three years. The demand will likely to continue to trend upwards once ASEAN economic integration got under way late next coming year. Lease contracts are for at least three years and for a maximum of 10 years, and the contracts were very important, allowing transparency for tenants and owners, particularly for tenants in terms of utilization of the warehouse space, Warehouse prices in Phnom Penh proper average US$1.60 to US$1.80 per square meter a month, while prices on the outskirts of town average around US$1.20 per square meter. National storage facility owned by Green Trade located in suburb along National road No.5 were rent to private sectors and UN agency. Phnom Port warehouses and sea port warehouse to serve their import and export activities.

The 2 international standards service distributors Yusen and LSH are the main key cold chain in the country.  Storage and distribution of medicines and medical supplies to the public sector will continue to be managed centrally in an appropriate model that offers optimal efficiency structurally and organizationally.
